Publicly Traded REITs as Essential Components of a Diversified Portfolio

Real estate is an essential component of a diversified portfolio providing an uncorrelated, inflation-linked asset class that has historically lowered portfolio risk and increased return. Chilton Capital Management believes publicly traded real estate investment trusts (REITs) are the superior vehicles for a real estate allocation due to proven management teams, liquidity, transparency and attractive total returns. In addition, public REITs provide the ability to diversify by geography, sector, strategy, property and tenant. Finally, REITs are unique in that active management has a distinct advantage due to extensive valuation comparables, particularly in the private market, and high predictability of cash flows.

From this presentation, you will learn:

  • The current ‘goldilocks’ economic environment presents a case for above-average allocations to high quality real estate

Mathew Werner, CFA, has been a portfolio manager for the Chilton REIT strategy since 2011. As of February 28, 2019, the Chilton REIT strategy had assets under management (AUM) of $482 million, spread across separately managed accounts and a 1940 Act mutual fund. Prior to Chilton, Werner was an assistant portfolio manager and investments associate at Salient Partners. Werner has a B.S. (with honors) from Boston College Carroll School of Management. Werner is a CFA charterholder, a member of the CFA Institute and the CFA Society of Houston and a member of the National Association of Real Estate Investment Trusts (NAREIT).

Simple but not Simplistic Investing at Home and Abroad

With nearly 8,000 different U.S. mutual funds in existence today, investors have a vast array of options to build portfolios that are broadly diversified across asset classes and geographies. Yet, they also face the challenge of knowing which funds to choose and how to use them well. Morningstar Research Services provides independent and ongoing assessment of best-in-class funds to consider. This talk will draw on that research in helping investors toward a simple, but not simplistic, approach to investing.

Alec Lucas - HeadshotAlec Lucas is a senior manager research analyst for Morningstar Research Services LLC, a wholly owned subsidiary of Morningstar, Inc. He covers equity strategies from asset managers such as American Funds, Vanguard, and Fiduciary Management, Inc. Before joining Morningstar in 2013, Lucas worked as a professor for Loyola University Chicago, among other institutions. From 2010 to 2011, he was a Fulbright Scholar at the University of Heidelberg. Lucas holds bachelors’ degrees in philosophy and classics from the University of Missouri-Columbia, where he graduated summa cum laude and with departmental honors, and a Master of Divinity, summa cum laude, from Trinity International University. He also holds a doctorate in theology, with distinction, from Loyola University Chicago and has published several articles and one book within that field.
